Origins

Zendko LLC was organized as the natural evolution of Tom Zahoruiko's forty years in real estate development, construction, and finance. The name carries two meanings.

Zen — for the simple, thoughtful, and focused way we approach every site. And the first letters of the Zahoruiko family, where each name represents a generation invested in this work.

It's a quiet reminder that what we build is meant to endure beyond us.

Mission

Zendko's mission is to create inspiring and sensible neighborhoods and homes that appeal to all demographics, lifestyles, and life-stages — with sensitivity to family, community, environment, and quality of life.

Our work spans single-family custom builds, small-scale subdivisions, and townhome communities. The thread connecting all of it: thoughtful planning, durable construction, and a refusal to cut the corners that buyers will eventually find.

Capabilities

The Zendko team represents over 100 years of combined industry experience across all phases of creative and strategic land planning, permitting, financing, development, construction, design, and project management.

By keeping every phase in-house — from raw-land acquisition through final walkthrough — we maintain the kind of quality control and accountability that subcontracted developers can't.

Conservation

Of the 450 acres Zendko has purchased for development, nearly 80% — 351.75 acres — has been placed into permanent land conservation and preservation.

That number reflects an operating principle, not a marketing line. Active agriculture, woodlands, hilltops, meadows, ruins, hiking trails, wetlands, recreational fields, parks, and ponds — preserved in partnership with the Essex County Greenbelt, whose mission is to ensure free access to nature for all, now and forever.

Today

Willow Run, a private five-lot cul-de-sac in Concord, NH, is now selling. Our recently completed Fieldstone Village and Meetinghouse Commons communities have welcomed dozens of families across the North Shore and North Andover.

The next generation — including Derek Zahoruiko, now a licensed Realtor with Coldwell Banker — handles buyer relationships and ensures the people who move into a Zendko home are well-served from first inquiry to closing day.
